What we need from you
To complete your application, we’ll need:
Proof of ID – Passport (and visa if applicable)
Proof of income – Last 3 months’ bank statements and either:
Payslips (employed)
Accountant’s letter (if self-employed)
References – From your current landlord and employer
Completed application form – For credit/reference checks
We may use third-party services to verify your details. The tenancy will proceed once all checks are approved.
Financial Responsibilities
Deposit
Equivalent to 6 weeks’ rent, payable in cleared funds before signing
Protected in a government-approved scheme (DPS/TDS/mydeposits)
Deductions require written agreement between landlord and tenant at tenancy end
Note: We’re not liable for disputes over deductions or scheme insolvency
Rent Payments
First month’s rent due upfront in cleared funds
Subsequent payments via standing order (unless otherwise agreed)
Utilities & Council Tax
You’re responsible for:
Setting up accounts for council tax, water, gas, electricity, and telecoms
Notifying providers when moving in/out
Insurance
Tenant’s responsibility to insure personal belongings
Taxation
If paying rent directly to an overseas landlord, you may need to comply with HMRC’s Non-Resident Landlord Scheme (we can advise).
Anti-Money Laundering
Easykeys Lettings is subject to the Money Laundering Regulations 2007. We are therefore required to ask you for suitable identification, and will be unable to proceed with any work on your behalf if we are unable to obtain appropriate documentation and assurances.
