Tenancy Process

  • Start by deciding on the location, size, and features you’d like in your rental property. Consider the amenities that matter most to you and evaluate your budget, factoring in additional costs such as utilities and council tax.

  • Our available properties are listed on major property portals including Rightmove, Zoopla, and OnTheMarket, as well as on our social media channels and property boards.

  • Contact the EasyKeys Lettings team to arrange viewings for properties that interest you. Attend the viewing prepared to assess the property thoroughly — check its condition, understand the rental terms, and discuss any specific needs you may have.

  • Once you’ve found the right property, let us know and submit your offer. We’ll discuss the rent, tenancy terms, and any preferences you have — for example, whether the property should be furnished or unfurnished.

  • We carry out referencing and tenant checks through trusted partner agencies. These usually include credit checks, confirmation of employment, references from previous landlords, and where applicable, Right to Rent and Right to Work checks for overseas passport holders.

  • Once your references are approved, we will provide you with all required legal documents, such as the Gas Safety Certificate, Electrical Safety Certificate, Energy Performance Certificate, Property Licence (where applicable), and the government’s How to Rent guide. You will then be issued with your tenancy agreement — please review this carefully, paying attention to terms, rent, length of tenancy, and any special clauses.

  • Before moving in, you’ll need to pay the security deposit (typically equal to one month’s rent) and your first month’s rent. Deposits are protected in the My Deposits Custodial Scheme.

  • An inventory report will be prepared detailing the property’s condition and contents, supported by photographs. At check-in, we’ll go through the inventory together and note any pre-existing issues.

  • We’ll meet you at the property to carry out the check-in, explain key features (such as how to operate the heating, hot water, and locate the stopcock), and provide you with a welcome pack containing useful information and emergency contact details.

  • You’ll be expected to follow the terms of your tenancy agreement, including paying rent on time and respecting any property-specific rules. Any maintenance concerns should be reported promptly to EasyKeys Lettings or the designated maintenance contact for your property.

  • If you intend to move out, please give at least one month’s notice (subject to your tenancy agreement). A check-out inspection will be carried out to assess the property’s condition, and we’ll finalise arrangements for the return of your deposit.
